Improve Your Home Appraisal

photoThe National Association of Realtors recently reported that the real estate industry is noticing a change in appraised home values: appraisals are getting more in line with the agreed upon selling price. As the housing recovery progresses toward better and better home values, sellers can also take these steps to further enhance their home appraisal.

Get an appraiser with local expertise.

Working with a professional who has appraised homes within a 10-mile radius of your property can add to your bottom line.


Do your homework: get three solid comps.

Don't rely solely upon the appraiser's numbers. Give him or her information on three well-priced comparable properties, so you can be sure your appraisal is based on price information from homes similar to your own.


Add value with minor renovations.

Help drive up your appraisal by making minor repairs or renovations that have good return value in the sale of the home.


Create a paper trail.

Document all the money you've put into your home, including structural improvements, appliances, electrical systems, heating and cooling systems, the backyard and garage.


Highlight what sells about your location.

Your home value is about more than just the property. Include the value of your location, such as proximity to local amenities or transportation, schools and parks, and even your home's walk score.


Clean and clutter-free = more value.

Staging is important in every phase of selling your home, including the appraisal. Removing clutter makes your home appear more spacious.


Give the appraiser room to work.

Ultimately, the appraiser will need space to do their job well. Don't interfere with the process; allow the appraiser open access to inspect every aspect of your property.
